SpiritHaven has a Timer, Moon Bunny, 2 Snow Witches, and 3 B+ devils. I guess really people are more interested in the Specials there.
My plan for space efficiency on a 17x17 was 8 3x3s - 4 on either side of the 5x5 house - which leaves a 12x12 and 2 12x2 rows, for 48 2x2s. On a 19x19 I think the best you can do is just add 2x2s onto the ends of that, which makes for 17 more 2x2s and 4 unusable space. If you're correct in saying there's 11 you need to set aside for monsters anyway, then I guess the max with that plan is 8 3x3s and 63 2x2s. Will check out your brother's farm.

I updated my spreadsheet with 2 last rows indicating the effectiveness of the buildings in terms of space used: If you want most Waru storage (so you can leave it idle) then the best buildings are:

Before 15 they're progressing often enough I'd just stick with whatever is most cost effective. Also you have story quests to spend your time on.
If you want fastest Waru generation, then it's a pretty straight progression, higher level buildings are better every couple levels.
@ attractiveness, 1100 gives +10 and 1600 gives +12. Don't know about higher ones. (anyone want to confirm it's 100 +2, 200 +4, 400 +6, 700 +8, 1100 +10, 1600 +12? That would make it a nice quadratic progression, and the next few steps would be 2200, 2900, 3700, 4600, 5600, 6700, 7900, 9200, 10600, 12100 - a_n = 50*(n^2-n+2))
Most space-effective item there is the Cannon which costs 6 jewels - 3200 per 1x1. But I don't know where the optimum is in trading those for new houses - with ~70 buildings you're getting +140 per rank up.
My current 1664 gives +12 space, 0 store discount, 6% greater chance of encountering the special store.
